What is an HMO Floor Plan?

Firstly, you may be unsure what an HMO is or whether the parameters apply to your property, so let us explain. HMO stand for ‘House of Multiple Occupancy’, so essentially, buildings with multiple households within them that are not officially registered as separate flats or apartments. Each tenant owns their own household within the wider building. In other words, they are ‘house shares’.

Since these kinds of properties have unclear boundaries for residents, as is often the case, one party usually lacks some basic amenities such as toilet facilities or kitchen space. Therefore, residents need to share these facilities with the other occupants. House shares with several independent residents may be classified as Large HMOs.

​An HMO Floor Plan lays out the agreed-upon boundaries between each tenant’s private quarters and the communal sections, as well as the fire safety precautions found in the property, such as the locations of smoke alarms, fire exit doors, fire extinguishers, and smothering blankets. Like other forms of floor plans, HMO floor plans need to accurately document the layout of every room in the building.

What a HMO Floor Plan Includes

Quote – A full quote will be provided when you first begin developing your HMO Floor Plan with us. We will answer any questions you may have about your requirements beforehand.

Optional Full Site Survey – A member of our survey team can arrange a visit to inspect and assess your HMO property before the details for the floor plans are written and drawn up to an accurate scale. 

​

Building Layout – We will draw up a floor plan for the property, showing the areas of each room and the tenants’ agreed-upon boundaries, as well as the locations of permanent fixtures, doors, windows, and so on.

​

Fire Safety Information – For the protection of all tenants, all of the fire prevention methods within the property are extensively covered in the floor plans, namely fire escape routes, fire blankets, extinguishers, smoke detectors and emergency lights.

Printed Copy – Once all the drafts have been approved and filtered through CAD (computer-aided design) production, we will post a printed copy of the floor plans to you, as well as email it as a PDF document.

Approx. Gross Internal Area – Measured in both square metres and square feet.

Scale Bar – Providing an exact frame of reference for the dimensions of the property.
